Job summary

WinnCompanies seeks a Property Manager I at Mosaic Gardens at Holly Courts, West Sacramento, CA. You will oversee operations, leasing, financial performance, maintenance, and compliance for a 40-unit affordable community, while delivering excellent resident service.

Ideal candidates have 1–3 years in property management, LIHTC exposure, and strong leadership. The role requires a regular 8:00 AM–5:00 PM schedule, Monday–Friday, with some travel between Holly Courts and sister properties in

Qualifications

• High school diploma or GED equivalent.
• 1-3 years of property management experience, LIHTC knowledge.
• Supervisory or team leadership experience.
• Valid driver's license and clean driving record.
• Knowledge of property management operations and landlord-tenant laws.
• Experience using Microsoft Office and web-based applications.
• Strong customer service, communication, organizational, and problem-solving skills.
• Ability to manage multiple priorities in a fast-paced environment.
• Ability to work well with diverse residents, colleagues and vendors.
• Strong attention to detail and financial accountability.

Responsibilities

• Manage daily operations of a multifamily community to maintain occupancy and compliance.
• Oversee leasing activities including marketing, applications, move-ins/outs, recerts, renewals, and rent increases.
• Drive occupancy, rent collections, resident retention, and revenue goals.
• Prepare and manage property budgets, financial reports, PO, invoices, and variance reports.
• Ensure compliance with applicable affordable housing programs and regulations.
• Collaborate with maintenance to preserve assets and complete preventive maintenance.
• Lead, train, and develop site team members and promote customer-focused culture.
