Responsabilités

• Manage daily operations of a multifamily community to maintain occupancy and compliance.
• Oversee leasing activities including marketing, applications, move-ins/outs, recerts, renewals, and rent increases.
• Drive occupancy, rent collections, resident retention, and revenue goals.
• Prepare and manage property budgets, financial reports, PO, invoices, and variance reports.
• Ensure compliance with applicable affordable housing programs and regulations.
• Collaborate with maintenance to preserve assets and complete preventive maintenance.
• Lead, train, and develop site team members and promote customer-focused culture.

About the Opportunity

WinnCompaniesis seeking aPropertyManager Ito join our team at Mosaic Gardens at Holly Courts, a 40-unit affordable residential community located in West Sacramento, CA.

In this role, you will oversee the daily operations, leasing, financial performance, maintenance, and compliance of the community while delivering exceptional resident service. The ideal candidate has experience inproperty management, multifamily housing, leasing, resident relations, and team leadership, and is committed tomaintaininga high-performing, well-managed community.

Please note that the pay range for this position is $26.00 - $29.00 per hour, depending on experience.

Additionally, the selected candidate will typically work Monday through Friday, from 8:00 AM to 5:00 PM, with a split schedule consisting of 3 days at Holly Courts and 2 days supporting sister properties throughout the Sacramento area

Responsibilities:

• Manage the daily operations of a multifamily residential community, ensuring strong occupancy, resident satisfaction, and regulatory compliance.

• Oversee leasing activities, including marketing, rental applications, move-ins, move-outs, recertifications, renewals, and rent increases.

• Drive occupancy, rent collections, resident retention, and revenue goals.

• Prepare and manage property budgets, financial reports, purchase orders, invoices, and monthly variance reporting.

• Ensure compliance with all applicable federal, state, local, LIHTC, HUD, and affordable housing program requirements, where applicable.

• Partner with maintenance teams tomaintainthe property, preserve assets, and ensure completion of preventive maintenance programs.

• Lead, train, and develop site team members while promoting a positive, customer-focused culture.
• Ability to work a split schedule, with 3 days at Holly Courts and 2 days at sister properties throughout the Sacramento area.

Requirements:

• High school diploma or GED equivalent.

• 1-3 years of experience in property management, affordable housing, Low Income Housing Tax Credit (LIHTC).
• Previoussupervisory,team lead,leadership, or employee development experience.

• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.

• Knowledge of property management operations and landlord-tenant laws.

• Experience using Microsoft Office and web-based business applications.

• Strong customer service, communication, organizational, and problem-solving skills.

• Ability to manage multiple priorities in a fast-paced environment.

• Ability to work effectively with diverse residents, colleagues, and vendors.

• Strong attention to detail and financial accountability.

Preferred Qualifications:

• Bachelor's degree in Business, Real Estate, ora relatedfield.

• Experience with LIHTC, HUD, Section 8, or other affordable housing programs.

• Experience with RealPage or other property management software.

• Knowledge of leasing, marketing, resident retention, and occupancy strategies.

• Professional certifications such asCAM, ARM, RAM, SHCM, NAHP-CPL, CGPM, C3P, or equivalent.
