Job summary

Horning Management LLC Corporation seeks a Property Manager to oversee Stoneridge I and II in Washington, DC, guiding day-to-day operations with a single on-site team.

You will own HUD Section 8 compliance, rent control processes, annual budgeting, and NOI performance across both properties, while leading hiring, training, and resident relations to hit occupancy and service standards.

Qualifications

• Seven or more years of multifamily property management experience with regulated properties.
• Hands-on HUD Section 8 experience including recertifications, TRACS, EIV, MOR prep.
• Knowledge of DC rent control and Rental Housing Act requirements.
• Strong leadership to manage an on-site team and drive financial performance.

Responsibilities

• Oversee day-to-day operations of two properties as one operation.
• Own financial performance including NOI, budgeting, and expense management.
• Lead annual budgeting, monthly reforecasting, and timely financial reporting.
• Ensure HUD Section 8 compliance end-to-end and manage EIV and MOR readiness.
• Maintain MOR, NSPIRE, and TRACS readiness with Compliance team.
