Millennia Companies in Indianapolis is seeking a Property Manager for Stonegate to oversee HUD Section 8 and LIHTC housing, ensuring financial performance, compliance, resident satisfaction, and maintenance. The role requires 3+ years in HUD/LIHTC, REAC/MOR familiarity, and travel as needed.

You will supervise staff, manage rents, occupancy, approvals, plan programs, and uphold federal regs; strong communication, budgeting, and customer service are essential.

Qualifications

• Three years’ HUD Section 8 and LIHTC experience (preferred).
• Experience with REAC and MOR audits (preferred).
• Housing experience, preferably affordable housing with HUD/LIHTC.
• Willing and able to travel.
• Excellent verbal and written communication.
• Superior customer service and interpersonal abilities.
• Ability to analyze complex problems and implement actions.
• Strong budgeting and business operations understanding.
• Excellent organizational skills.

• Lease process with certification and annual re-certification.
• Ensure Section 8 and HUD regulations are followed.
• Plan and execute yearly activities.
• Handle tenant complaints and emergencies promptly.
• Create and process work orders.
• Conduct quarterly unit inspections.
• Maintain property's curb appeal.
