Job summary

WIDMYER CORPORATION is seeking an Experienced Affordable Housing Property Manager to oversee two communities. You will manage leasing, resident relations, and maintenance while ensuring LIHTC/HUD/Section 8 compliance and audit readiness.

The role balances compliance with excellent resident service, budget oversight, and strong coordination with vendors to maintain occupancy and a safe, welcoming environment.

Qualifications

• Previous property management experience required; affordable housing experience strongly preferred.
• Working knowledge of LIHTC, HUD, Section 8, or other affordable housing programs.
• Knowledge of Fair Housing laws and landlord-tenant practices.
• Strong organizational skills and attention to detail.
• Ability to manage multiple priorities and meet compliance deadlines.

Responsibilities

• Manage daily operations: leasing, resident relations, maintenance coordination, collections, and admin.
• Maintain compliance with LIHTC, HUD, Section 8, HOME and other requirements.
• Oversee eligibility, certifications, income verification, and required compliance docs.
• Maintain audit-ready resident files and documentation.
• Market units, process applications, and maintain occupancy.
• Collect rent, monitor delinquency, and follow collection procedures.
• Prepare budgets, invoices, financial reports, and expenses.
• Conduct property inspections and coordinate with vendors for work orders.
• Support inspections, audits, and regulatory reviews.
• Ensure Fair Housing compliance and enforce lease terms fairly.
• Build positive resident relations and foster a safe, welcoming community.
