Job summary

Mercy Housing Management Group in Ferndale, WA is seeking a Part-time Property Manager for Ferndale Square (30 units) to oversee on-site operations, resident services, leasing, rent collection, and budget management. You will lead staff, enforce housing rules, and ensure compliance with HUD/LIHTC requirements while delivering excellent customer service to residents.

Minimum qualifications include a high school diploma, knowledge of housing laws, and prior property management experience.

Qualifications

• High school diploma or equivalent.
• Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
• Experience being accountable for financials.
• Previous housing or property management experience including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
• Legally operate a motor vehicle (valid driver's license).

Responsibilities

• Deliver great customer service to residents.
• Rent collection, ensure timely payments and achievement of collection benchmarks.
• Maintain occupancy rates at or above budgeted targets by actively managing leasing strategies.
• Manage property operations within approved budget parameters and identify opportunities for cost savings.
• Regularly reviews and controls property expenses to align with budget goals.
• Drive performance to meet or exceed Controllable Net Operating Income (CNOI) objectives.
• Monitor and ensure compliance with regulatory requirements, including resident files, annual and interim recertifications, and all necessary documentation.
• Other duties as assigned.

Location: Ferndale Square Apartments |Ferndale, WA (24 hours/week) + other properties in the Bellingham area as needed (8 hours/week)

Pay: $28-32/hour, depending on experience

Schedule: Part-time, 32 hours/week

The Property Manager will provide leadership to site staff, direction for building operations, customer service, resident relations, property budget management, rent collections, leasing, compliance and guidance on maintenance priorities. This position will lead operations at Ferndale Square Apartments (30 units).

What You'll Do

• Rent collection, ensure timely payments and achievement of collection benchmarks.

What We're Looking For

• Proficient with Microsoft Office.
