K. Wah International Holdings Limited (KWIH) is seeking a Property Manager for Commercial & Property Advisory on new projects. You will guide acquisition inputs, budgeting, and deployment of AI-enabled property management practices across upcoming developments.

The role requires a Bachelor’s degree and 8+ years in property/facility management, with strong leadership and stakeholder-management capabilities to drive seamless handovers and ensure asset value growth.

Qualifications

• Bachelor’s degree in Housing Management, Real Estate, Business Administration, Innovation & Technology, or related disciplines.
• Minimum 8 years of relevant experience in property/facility management, with proven involvement in new project setups, pre-opening advisory, or residential acquisitions.
• Strong Commercial Acumen & Market Vision: Sharp business sense with a proven ability to analyze market trends, evaluate project operational costs, and apply forward-looking solutions.
• Active Mindset for AI & PropTech: High affinity for embracing AI tools, automation, and smart technology to modernize property management workflows.
• Deep familiarity with the Deed of Mutual Covenant (DMC), Building Management Ordinance (BMO), and local statutory requirements.

Responsibilities

• Acquisition & Pre-opening Advisory: Provide strategic property management inputs during early design, feasibility, and acquisition stages for new development projects.
• Commercial & Resource Planning: Apply strong commercial sense to formulate operational budgets, manpower models, and resource allocation plans that optimize cost efficiency and asset value.
• AI & Trend Integration: Identify and adopt modern market trends - including AI applications (e.g., predictive maintenance, workflow automation), ESG initiatives, and elevated residential lifestyle amenities - into new project concepts.
• Master Documentation & Governance: Formulate baseline project documentation, including DMCs, SOPs, house rules, safety guidelines, and occupant fit-out manuals.
• Project Delivery & Handover: Oversee pre-opening operational milestones to ensure seamless, on-time project handovers from construction to operations.
• Vendor & Performance Management: Establish service standards, manage tendering processes, and oversee external contractors, consultants, and tech solution providers.
• Stakeholder Engagement: Maintain close liaison with internal development teams, client representatives, government bodies, and future Owners' Committees / Incorporated Owners.
