Job summary

Waipono Investment Corporation in Hawaii seeks an experienced Commercial Property Manager to oversee office, retail, and mixed-use properties. This hands-on role offers ownership over operations, leases, budgets, and tenant relations within a growing portfolio.

You’ll manage CAM reconciliations, TI projects, vendor contracts, and reporting, while ensuring compliance with Hawaii regulations and building codes.

Qualifications

• Hawaii State Real Estate Salesperson or Broker’s License (or ability to obtain within 6 months).
• Minimum 2–4 years of direct commercial property management experience (office, retail, industrial, or mixed-use).
• Experience managing commercial leases, including NNN structures, CAM reconciliations, and tenant improvements.

Responsibilities

• Take ownership of the full lifecycle of commercial property operations.
• Oversee daily operations including maintenance, vendor management, and building systems.
• Serve as primary contact for tenants, vendors, brokers, and other real estate partners.
• Administer commercial leases, including rent escalations, CAM reconciliations, and tenant compliance.
• Coordinate tenant improvement (TI) projects with contractors, architects, and project teams.
• Support leasing activity, tenant retention, and occupancy strategy with brokers.
• Develop and manage operating and capital budgets, including CAM budgets and expense recoveries.
• Monitor rent collections and address delinquencies per lease terms.
• Ensure compliance with laws, building codes, ADA requirements, and company policies.
• Maintain property records, lease documentation, and reporting.
• Support limited residential property operations as assigned.
