Job summary

Award Staffing in St. Paul, MN, is seeking a Property Manager/Caretaker for an 80-apartment building. The role involves rent collection, move‑in/move‑out logistics, and keeping occupancy high. You will also coordinate maintenance, ensure curb appeal, and uphold resident files and policies.

The position is a direct hire, with a 6:30 AM–2:30 PM schedule, some weekend work, and flexibility for turnovers and snow removal at the property.

Qualifications

• Property Management: 2 years (Required).
• Full-time Property Manager/Caretaker and Maintenance for our 80-apartment building in St. Paul.
• Must be available on the first day and last day of the month for move-ins and move outs even if it falls on a weekend.
• Caretaking experience and reliability.
• Schedule must be flexible to accommodate turnovers and snow removal.

Responsibilities

• Clean: Ensure the property is kept clean and comfortable.
• Collected: Collect all rents and other fees on a monthly basis and handle delinquent accounts.
• Leased: Maintain a consistent occupancy standard and keep the property leased up.
• Handle all details of Move-Ins and Move-Outs.
• Ensure policy and procedure compliance.
• Prepare and maintain complete resident files.
• Maintained: Maintain the property by keeping up on curb appeal and maintenance items.
• Ensure all maintenance requests are handled properly and that residents are informed when parts must be ordered and complete the work.
• Continually inspect the property and improvements, record deficiencies, and take necessary action.
• Perform caretaker duties weekly.
• Ensure that all snow and ice is removed from sidewalks in a timely manner during winter months.
