Stream Realty is seeking a Property Manager in Nashville to deliver premier property management services for a portfolio of assets. You will handle financial and operational duties, tenant/vendor relations, lease administration, budgeting, and supervision within a collaborative Stream Team.

Qualifications

• Bachelor’s Degree preferred
• 3+ years of Commercial Property Management experience with supervisory responsibility preferred
• Strong written and verbal communication skills; experience interacting with clients, vendors, teammates, and management
• Experience preparing annual budgets, ownership reports, and CAM reconciliations
• Previous experience using real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar programs)
• Proficiency with Microsoft Excel, Word, and Teams

Responsibilities

• Coordinate all property management activities including day-to-day building operations, accounts payable/receivable, reporting, and client/tenant/vendor relations.
• Collaborate with Construction, Leasing, Marketing, and Accounting teams to deliver high level service.
• Ensure Stream policies and best practices are followed.
• Understand and comply with Management Agreements and client policies.
• Conduct routine property inspections and follow-ups to prevent or resolve issues.
• Prepare and adhere to operating and capital budgets; provide expense recoveries and reconciliations.
• Coordinate contracts, services, repairs, and capital projects.
• Prepare and review financial/operational reports per client requirements; provide variance analysis.
• Review invoices and rent edits; ensure General Ledger accuracy.
• Manage tenant lease setup in the accounting system; annual audit adherence.
• Coordinate real estate tax reviews for the portfolio; TI applications processing.
• Maintain contact with vendors, tenants, and clients; respond to after-hours emergencies.
• Supervise designated personnel; review and submit team expenses and PTO.
• Support annual performance reviews and communicate performance to staff.
