Job summary

Stream Realty Partners is seeking a Property Manager in Nashville to provide first-class property management services for a portfolio of assets. You will handle financial and operational management, client engagement, tenant/vendor relations, lease administration, budgeting, and supervisory responsibilities.

You will collaborate with Construction, Leasing, Marketing, and Accounting teams to maintain service excellence, ensure policy compliance, and deliver accurate reporting to clients.

Qualifications

• Bachelor’s degree preferred.
• 3+ years of commercial property management experience with supervisory responsibility preferred.
• CPM, RPA designation (or in progress) preferred.
• Strong written and verbal communication skills; experience interacting with clients, vendors, teammates, and management.
• Experience preparing annual budgets, ownership reports, and CAM reconciliations.
• Experience using real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar programs).
• Proficiency with Microsoft Excel, Word, and Teams.
• Analytical and able to multitask; aligns with Stream's core values.

Responsibilities

• Coordinate day-to-day property management activities and operations.
• Work with Construction, Leasing, Marketing, and Accounting Teams to deliver high service levels.
• Ensure compliance with management agreements and client policies.
• Conduct routine property inspections and address issues promptly.
• Prepare operating and capital budgets and reforecasts.
• Coordinate contracts, services, and capital projects.
• Prepare and review monthly/quarterly/annual financial and operational reports.
• Review invoices and rent edits; ensure GL accuracy.
