Job summary

Stream Realty Partners is seeking a Property Manager to deliver first-class management services for a portfolio of assets across their client base. You will oversee daily operations, budgeting, reporting, and key vendor relations to ensure superior service and financial performance.

The role involves coordinating with multiple Stream teams and maintaining stringent adherence to management agreements, budgets, and client policies, while supervising designated personnel and expanding market

Qualifications

• Bachelor’s Degree preferred.
• 3+ years of Commercial Property Management with supervisory responsibility preferred.
• Strong written and verbal communication with clients, vendors and teams.
• Experience preparing annual budgets, CAM reconciliations, and ownership reports.
• Proficiency with real estate software (Yardi, MRI, Kardin, AvidXchange, IMPAK) and MS Office.

Responsibilities

• Coordinate day-to-day property management activities and operations.
• Collaborate with Construction, Leasing, Marketing, and Accounting teams to deliver high-level client service.
• Prepare and manage operating and capital budgets and reconciliations.
• Review invoices, GL entries, rent edits, and month-end reporting for clients.
• Oversee tenant/vendor relationships and ensure compliance with agreements.

Job Description

POSITION OVERVIEW

TheProperty Managerprovides first-class property management services to third-party clients and owners. Day-to-day responsibilities include financial and operational management for a portfolio of assets,including client interaction, tenant and vendor relations, lease administration, budgeting, and supervisory responsibility.

PRIMARY RESPONSIBILITIES

• Responsible for the coordination of all property management-related activities,including day-to-day building operations, accounts payable, accounts receivable, reporting, and client/tenant/vendor relations.
• Work closely with Construction, Leasing, Marketing, and Accounting Teams to ensure the “Stream Team”is providingthe highest level of service to our clients.
• Ensure all Stream policies and best practices are implemented and followed.
• Understand and ensure compliance with the Management Agreement(s) and all Client policies and procedures.
• Conduct routine property inspections and associated follow-ups to prevent/identify/resolve problems and exposures.
• Prepare and adhere tooperating andcapital budgets and re-forecasts as well as annual expense recovery estimates and reconciliations.
• Coordinate all property-related contracts, services, repairs, and capital projects.
• Prepare, review, andsubmitthe monthly/quarterly/annual financial and operational reports as per Client requirements. Prepare monthly expense variance comments for the client(s).
• Review and approve invoices/AP batches, and monthly rent edits. Review and ensure the accuracy of the General Ledger.
• Tenant lease review and set up inthedesignated accounting system.
• Adhere to Stream property management annual audit.
• Coordinate real estate tax review process for the portfolio/assignment.
• Process and oversee all TI applications for accounting submission and payment.
• Maintain personal contact with all vendors, tenants, and clients.
• Respond to and resolveafter-hoursemergency calls as needed.
• Supervisory responsibility for designated personnel.
• Review, approve, andsubmitteam expense reports and PTO requests.
• Assistin the completion of annual performance reviews and regularly communicate performance to direct reports.

Qualifications

• Bachelor’s Degree preferred
• 3+ years of Commercial Property Management experience with supervisory responsibility preferred
• Strong written and verbal communication skills; experience interacting with clients, vendors, teammates, and management
• Experience preparing annual budgets, ownership reports, and CAM reconciliations
• Previousexperience using real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar programs)
• Proficiencywith Microsoft Excel, Word, and Teams
