HK Management is seeking a qualified Property Manager to oversee 89 live/work studios and 5 commercial tenants in Fort Point, Boston, including affordable housing units. The role emphasizes resident relations, budget planning and staff supervision, with reporting to the VP of Residential Management.

The candidate should have 5+ years in residential property management, strong communication, and proficiency with Outlook 365, Word, Excel, and OneSite. Full-time with comprehensive benefits.

Qualifications

• Minimum 5+ years in residential property management.
• Strong communication skills (verbal & written).
• Experience with affordable housing programs and budgeting.
• Experience supervising staff and marketing for occupancy.

Responsibilities

• Update, organize and maintain all resident and maintenance files.
• Collect rents and deposits; enforce rent collection policy.
• Review income eligibility for affordable AMI programs and conduct annual recertifications.
• Maintain waiting lists; process accounts payable.
• Prepare budgets and monthly/quarterly variance reports.
• Prepare bi-monthly and quarterly reports for VP and corporate office.
• Prepare annual compliance reports and participate in audits.
• Develop and implement marketing plans to maximize occupancy.
• Supervise site staff and inspect work; provide direction.
• Oversee preventive maintenance and plant operations.
• Conduct annual apartment inspections and document deficiencies.
• Ensure 100% compliance with Fair Housing regulations.
