Job summary

Phaxis is seeking an experienced property manager in New York, NY to oversee day-to-day operations for multifamily properties. You will manage rent rolls, leasing timelines, move-ins/outs, and resolve regulatory violations, while coordinating capital improvements and staff training.

The role requires strong knowledge of NYC rent regulations, housing court procedures, and agency interactions, with a focus on maintaining curb appeal, safety, and tenant satisfaction.

Qualifications

• Knowledge of local laws and systems for maintenance agreements.
• Familiarity with NYC Rent Stabilization and NYS DHCR regulations.
• Experience with NYC Housing Court, DOB and agency interactions.

Responsibilities

• Oversee standard property management including rent roll, leasing, expirations, move-outs and move-ins.
• Handle legal, billing and HPD/DOB violations resolution.
• Manage capital improvements and train on-site staff.
• Serve as primary point of contact for tenants and vendors.
• Manage commercial lease escalations and conduct regular property inspections.

• Must have knowledge of NYC Rent Stabilization and NYS DHCR regulations and filing requirements
• Must have knowledge of NYC Housing Court, DOB and other standard agency interactions
• Responsibilities include standard property management including managing rent roll, leasing/expirations/move-outs/move-ins, legal, billing, resolving HPD/DOB violations
• Managing capital improvements, training/managing on-site personal
• Serve as primary point of contact for tenants and vendors
• Manage commercial lease escalations
• Conduct regular property inspections to maintain curb appeal, safety and preventative approach to maintenance
