Job summary

Upward On in New York City is seeking a Property Manager to oversee a boutique portfolio of luxury residential and mixed-use properties across Manhattan, Downtown Brooklyn, and Western Queens. You will manage day-to-day operations, foster tenant relations, and coordinate maintenance with staff and vendors.

The ideal candidate has 4+ years in NYC residential property management, experience with AppFolio, and strong organizational and communication skills. Spanish is a plus.

Qualifications

  • 4+ years of residential property management experience within New York City (6+ years preferred).
  • Experience using AppFolio is required. (or similar program, with ability to learn quickly)
  • Strong tenant relations and customer service skills.
  • Working knowledge of NYC building operations, compliance, and regulatory agencies, including DOB, HPD, DEP, and ECB.
  • Excellent organizational, communication, and time management skills.
  • Ability to prioritize multiple projects and make sound decisions in a fast-paced environment.
  • Proficiency with Microsoft Outlook, Word, and Excel.
  • Spanish language skills are a plus.
  • Team-oriented, hands-on, and willing to roll up your sleeves to solve problems.
  • Base Salary: $80-90,000, depending on experience

Responsibilities

  • Manage the day-to-day operations of a portfolio of luxury residential and mixed-use properties.
  • Build strong relationships with tenants by responding to questions, concerns, and maintenance requests in a timely and professional manner.
  • Coordinate repairs, preventive maintenance, apartment turnovers, and capital improvement projects with vendors and building staff.
  • Partner with Superintendents, Porters, contractors, and vendors to ensure buildings are operating efficiently.
  • Conduct regular property inspections and follow up on maintenance, safety, and operational items.
  • Monitor building violations and coordinate resolutions with NYC agencies (DOB, HPD, DEP, ECB).
  • Assist with inventory management and procurement of building materials and supplies.
  • Maintain accurate property records, work orders, vendor documentation, and operational reports.
  • Support senior leadership with ongoing operational initiatives and special projects.
  • Ensure a high level of customer service while maintaining property appearance.
