Job summary

Albuquerque Housing Authority is seeking a detail‑oriented Property Manager to lead a team in a fast-paced office environment. You will drive occupancy, collections, and maintenance programs while enforcing leases and regulatory standards.

PROPERTY MANAGER

Compensation: $51,596.82 - $63,457.28 FLSA Status: Exempt. Starting salary dependent on experience.

POSITION FUNCTION SUMMARY

Under the direction of the Asset Management Director this position is responsible for working with a team, including the Operations Manager, Office Assistant, maintenance staff, central office staff, vendors and others to develop public housing plan to meet goals established for an Albuquerque Housing Authority property. Public housing plan includes maximizing occupancy levels, collections, maintenance, resident relations, enforcing contracts/leases and ensuring compliance with regulatory requirements.

Education and Experience

Required

• High school diploma or GED.
• Must have a valid, active New Mexico Driver's License, and be insurable by the agency's fleet insurance carrier.
• Minimum of five (5) years of experience in residential property management, affordable housing programs or a community/social service agency/programs, including a minimum of one (1) year experience in supervising in a management or an administrative capacity.

Preferred

• Associates degree from an accredited college or university in business administration, public administration or social services.
• Affordable housing certifications.
• Highly preferred, Low Income Housing Tax Credit and/or Project Based Rental Assistance experience.

Substitution

• In lieu of five (5) years experience, thirty (30) hours of college-level plus four (4) years experience or an Associates plus three (3) years experience or a Bachelor's plus one (1) year experience or a Master's degree.
• For internal candidates, completion of a supervisory training program within six (6) months.

Language Requirements

Required

Ability to read and write English in order to understand and interpret written procedures and federal documents. This includes the ability to give and receive instructions in written and verbal forms and to effectively present information and respond to questions from vendors, contractors, supervisors, co-workers, residents, and city/county agencies.
