Job summary

Essex Property Trust in Bellevue, Washington is seeking a Maintenance Technician to perform general maintenance at one or more properties, including unit turns and upkeep of common areas. The role reports to the Community Manager or Maintenance Supervisor.

Ideal candidates have a high school diploma or GED and 2+ years in property management, with hands-on HVAC, electrical, and plumbing skills. A valid driver’s license and familiarity with property management software are required.

Qualifications

• High school diploma or GED required.
• 2+ years of property management industry or related experience.
• HVAC and/or CPO license preferred.
• Valid driver’s license in order to operate golf carts onsite.
• Proficient knowledge of electrical, plumbing, and appliance repair.
• Familiarity with environmental/industrial hazards (asbestos, lead, mold, radon).
• Ability to use a smartphone for property-related apps and communication.
• Knowledge of Microsoft Office and property management software.

Responsibilities

• Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical).
• Repair and maintain interior and exterior features of the property.
• Prepare vacant units for new residents (painting, cleaning, repairs).
• Conduct regular inspections and follow preventive maintenance schedule.
• Respond to emergency maintenance requests and be on-call as needed.
• Maintain safety compliance and report hazards to supervisors.
• Keep maintenance shop organized and manage supplies and tools.
• Complete work orders and document maintenance activities.
