Essex Property Trust is seeking a Maintenance Technician to perform routine and preventive tasks across properties, including HVAC, plumbing, electrical, and appliances. You will prepare vacant units, inspect facilities, and ensure safety and high standards of curb appeal and common areas.

The role requires a high school diploma or GED, 2+ years in property management or related experience, and ability to use a smart device and office software.

Qualifications

• HVAC knowledge and basic electrical/plumbing appliance repair skills are required.
• Strong safety awareness and ability to read and follow building codes.
• Proficient in using standard software for maintenance tracking and communication.

Responsibilities

• Perform routine and preventive maintenance on building systems including HVAC, plumbing, electrical, and appliances.
• Repair and maintain interior and exterior features (doors, windows, walls, flooring, fixtures).
• Respond to resident maintenance requests with timely resolution.
• Prepare vacant units for new residents (painting, cleaning, repairs).
• Inspect property and systems to identify maintenance needs and hazards.
• Implement preventive maintenance to reduce failures and costly repairs.
• Respond to emergency maintenance and be on-call as needed.
• Ensure safety compliance and report hazards to supervisors.
• Maintain tools, equipment, and stock; document work orders.
