Job summary

Essex Property Trust is seeking a Maintenance Technician to perform routine and preventive maintenance at one or more properties in California. You will address work orders, prepare units for new residents, and maintain common areas to uphold asset value.

The role requires on-site work, safety compliance, and on-call availability. A high school diploma or GED plus 2+ years in property management is needed; HVAC/CPO license is a plus.

Qualifications

• High school diploma or GED required with 2+ years in property management or related field.
• HVAC and/or CPO license preferred to perform trades.
• Hands-on knowledge of electrical, plumbing and appliance repairs.
• Ability to use a smart device for operations apps and communication.
• Proficiency in English; basic MS Office and property management tools.

Responsibilities

• Perform routine and preventive maintenance on HVAC, plumbing, electrical and appliances.
• Prepare vacant units for new residents, including painting and repairs.
• Conduct regular inspections and follow preventive maintenance schedules.
• Respond to emergency requests; on-call duties may apply.
• Ensure safety compliance and report hazards to management.
• Maintain tools, shop area and documentation for work orders.
