Job summary

Essex Property Trust in California seeks a Maintenance Technician to perform routine and preventive maintenance across buildings, grounds, and common areas. You will handle work orders, unit turns, and respond to resident requests to ensure a high-quality living environment.

Responsibilities include HVAC/plumbing/electrical tasks, equipment inspections, and on-call coverage. A valid driver's license and a high school diploma are required; HVAC/CPO license is preferred, with strong safety

Qualifications

• High school diploma or GED required.
• 2+ years of property management industry experience.
• HVAC and/or CPO license preferred.
• Valid driver’s license required.
• Proficient knowledge of electrical, plumbing, and appliance repair.
• Awareness of environmental hazards in residential housing.
• Able to read, write, and speak English.
• Proficient with Microsoft Office and property management software.

Responsibilities

• Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical, appliances).
• Repair and maintain interior/exterior features and respond to resident requests promptly.
• Prepare vacant units for new residents (painting, cleaning, repairs).
• Inspect property grounds, common areas, and equipment for maintenance needs.
• Implement preventive maintenance to reduce failures and costly repairs.
• Be on-call as needed and comply with safety regulations and reporting.
• Maintain tools, equipment, and shop; document work orders and inspections.
