Qualifications

• Basic Universal License is required or may be obtained during the first year.
• Hands-on knowledge of building maintenance, including plumbing, electrical, painting and janitorial tasks.
• Ability to take initiative in performing tasks that need to be done.
• Good verbal and written communication skills in the property location language.

Responsibilities

• Perform routine maintenance tasks as scheduled by the supervisor.
• Participate in all preventative maintenance programs and keep records.
• Respond to maintenance requests within 24 hours or notify supervisor.
• Respond to emergency maintenance requests immediately and use the callback system as needed.
• Join rotation callbacks including weekends and holidays.
• Maintain property equipment per manufacturer specs and manuals.
• Know emergency shutoffs and secure property in emergencies.
• Keep storage areas neat, lit, and locked.
• Perform electrical and plumbing maintenance and repairs as needed.
• Assist in preparing units for turnover and common area painting.
• Participate in inventory control and ensure adequate parts and materials.
• Maintain grounds, remove trash, and keep common areas hazard-free.
