Job summary

HNN Communities in Everett, WA is seeking a Full-Time Maintenance Supervisor to oversee day-to-day maintenance operations, lead the maintenance team, and ensure safety and quality across the community.

You will manage work orders, make-ready tasks, inspections, and vendor coordination, while upholding company standards. A minimum of 3 years in maintenance with supervisory experience, plus CPO/CAMT preferred, and proficiency with Yardi, are required.

Qualifications

• Minimum 3 years of related maintenance experience, preferably in a supervisory role.
• Certifications such as CPO and CAMT preferred.
• Experience leading a team and managing performance.
• Proficient with MS Office and property management software (Yardi).
• Valid driver's license and ability to work in the U.S.

Responsibilities

• Oversee and maintain the physical condition and general upkeep of the community following Company operating and safety standards.
• Lead, direct and supervise maintenance employees assigned to the community. Provide employees with regular performance feedback and take timely action of misconduct by effectively working with your supervisor and Human Resources.
• Successfully interview, hire, train and retain employees. Work effectively with Human Resources to recruit and onboard new employees.
• Manage and thoroughly complete work orders within the expected timeframe according to Company policy and standards.
• Manage and complete all make-ready apartment homes including painting, flooring, cleaning, rekeying, and general repairs, according to Company unit turn policies and standards.
• Schedule all contracted work required with Company approved vendors and update make-ready statuses and dates.
• Maintain the administration of all maintenance related functions including tracking of inventory, data entry, and maintaining safety records within Company software.
• Manage cleaning and trashing out vacated apartment homes, including physical evictions.
• Manage all aspects of the community’s physical upkeep including grounds, pool, lighting, and amenities to keep areas clean and safe.
• Schedule or perform proper testing and maintenance of community systems including pumps, boilers, elevators, and detectors.
• Schedule and perform regular inspections including PMIs.
• Oversee contractors when professional services and repairs are necessary.
• Respond to after-hours emergencies and maintain on-call schedules.
