Thrive Communities is seeking a Maintenance Supervisor to lead the onsite maintenance team at our Seattle properties. You will oversee unit turns, manage work orders, and coordinate with leasing staff to ensure smooth operations and excellent resident service.

The role requires 3+ years in property management with supervisor experience, strong OSHA knowledge, and ability to use Yardi for work orders and turns.

Qualifications

• 3+ years in property management or equivalent.
• 6+ months of supervision experience.
• Experience with unit turns and appliance repair.
• Knowledge of OSHA guidelines and PPE.

Responsibilities

• Leads maintenance team members and oversees daily tasks.
• Performs maintenance tasks including unit turns and work orders.
• Partners with leasing staff to ensure clear communication.
• Conducts monthly safety meetings and OSHA/SDS compliance.
• Schedules preventative maintenance and budget-aligned procurement.
• Oversees vendor management for grounds, pest control, and assets.
• Ensures inventory and budget adherence; seeks approvals for over-budget work.
• Responds to after-hours emergencies as required.
