Job summary

Columbia Residential Properties, LLC in Atlanta, GA is seeking a Community Service Supervisor to oversee maintenance operations at the Mechanicsville Family property. You will supervise a team of technicians, coordinate repairs and make-readies, and ensure timely, quality service for residents.

This role reports to the Community Manager and Regional Service Manager, manages a maintenance budget, enforces safety procedures, conducts inspections, and helps source parts and contractors while

Qualifications

• High School graduate or GED required; some college or trade school preferred.
• Minimum of three years in a maintenance role with diverse skilled trades.
• HVAC/Freon Recovery Certification, EPA Universal and CPO preferred.
• Valid driver’s license and reliable vehicle required.

Responsibilities

• Provides service to residents promptly, courteously, and professionally.
• Establishes emergency maintenance on-call and daily work schedules for maintenance staff and meets with the Community Manager daily.
• Follows up on work assignments for efficiency and thorough completion.
• Instructs staff on policies, safety procedures, and equipment maintenance; maintains safety binder.
• Inspects the property regularly and reports issues with recommended solutions.
• Identifies hazardous conditions and corrects them to limit liability.
• Uses preventative maintenance to minimize costs and maintains inventory of parts and tools.
• Obtains competitive pricing, manages purchase orders, oversees contracts and ordering.
• Assists in annual budgeting to maximize income and control expenditures.
