Job summary

Capital Square Living is seeking an Assistant Service Manager for our Williamsburg, VA properties. You will assist in supervising maintenance staff, coordinate work orders, and ensure units and grounds meet high standards of safety and appearance.

You will also oversee the make-ready process, perform routine inspections, manage vendors, and provide responsive, courteous service to residents and team members, helping maintain a well-run, welcoming community.

Qualifications

• High school diploma or GED or related experience.
• Ability to safely use hand tools and power tools.
• Strong customer service and communication skills.
• Basic math skills for administrative tasks.
• Ability to diagnose and fix maintenance issues.

Responsibilities

• Assist Service Manager with delegating work orders from residents.
• Diagnose defects and perform repairs per safety standards.
• Complete preventive maintenance and make-ready prep for vacant units.
• Coordinate vendors and inspect completed work.
• Maintain grounds, common areas, and amenities.
• Oversee contractors to ensure quality and budget adherence.
• Manage inventory and obtain supplies as needed.
• Support cost-control by repairing rather than replacing when possible.
• Provide courteous, responsive service to residents and staff.
