Job summary

Kairoi is seeking a Service Manager to lead multifamily maintenance operations, covering plumbing, electrical, HVAC, carpentry, and appliance repair. You will supervise a team, manage the budget, and ensure timely response to resident requests while upholding high standards of appearance and safety.

You will develop preventative plans, coordinate make-ready work, and oversee vendor performance to deliver exceptional service in a luxury community.

Qualifications

• 5-6 years of experience in apartment home repair and maintenance.
• Experience leading a maintenance team and coordinating multiple trades.
• EPA and HVAC certifications required.
• Knowledge of OSHA safety rules and regulations.

Responsibilities

• Oversee maintenance operations to high-quality standards.
• Develop preventative maintenance programs and budgets.
• Manage maintenance staff and vendor contractors.
• Ensure make-ready apartments are ready for new residents.
• Maintain safety compliance and foster resident satisfaction.
• Coordinate with vendors and oversee cost-effective service delivery.
