Job summary

Kairoi in Texas is seeking a Service Manager to oversee the maintenance of a luxury multifamily community. You will lead a team of maintenance professionals, coordinate repairs, manage the make-ready process for vacant homes, and ensure that resident service requests are handled promptly while preserving curb appeal and safety across common areas and equipment.

This role demands hands-on technical expertise in plumbing, electrical, HVAC, carpentry, and appliances, plus strong leadership, budget

Qualifications

• 5-6 years of apartment home repair experience with advanced knowledge of plumbing, electrical, HVAC, carpentry and appliances.
• Proven experience in leading and managing a maintenance team.
• Bilingual (Spanish/English) preferred.
• EPA and HVAC certifications required.
• Knowledge of OSHA safety rules and regulations.
• Ability to work flexible hours and be on-call for emergencies.
• Strong communication and leadership skills.

Responsibilities

• Oversee maintenance operations and ensure property standards of quality and functionality.
• Develop and implement preventive maintenance programs and cost controls.
• Manage the maintenance budget and track expenses for efficiency.
• Oversee inventory of equipment, supplies, and shop organization.
• Supervise and mentor maintenance staff including assistants and technicians.
• Provide guidance and training to team members and delegate tasks effectively.
• Ensure timely response to resident service requests and make-readies for vacant units.
• Maintain property appearance and coordinate landscaping and common area upkeep.
• Oversee vendor and contractor management, including contracts and quality of work.
• Conduct regular safety inspections and ensure compliance with regulations.
