Gallery Residential is seeking a Service Director for our Property Management team to oversee maintenance operations, safety, and the daily functioning of common areas, amenities, and grounds. Qualifications

• Experience in property maintenance or facilities management.

Responsibilities

• Assists with and completes work orders generated from resident requests for service, diagnosing the cause and repairing as per safety standards.
• Overviews the make-ready process for vacant apartment homes including pre-move-out inspection, punch list, scheduling vendors, and ensuring timely completion of tasks.
• Develops standards for cleanliness and overall appearance of grounds, amenities, building exteriors, and common areas to reflect high community quality.
• Inspects work by service staff and contractors, ensures materials meet standards, and implements corrective actions as needed.
• Maintains inventory of spare parts and coordinates with the Community Director on budget and supplies.
• Assists in budget development for repairs and capital expenses and pursues cost-saving measures where possible.
• Performs monthly Preventative Maintenance procedures and ensures safety compliance with MSDS and OSHA requirements.
• Demonstrates strong customer service by engaging with residents and addressing questions and complaints promptly.
• Maintains regular attendance and adapts to the position's scheduling requirements.
