Avenue5 Residential in Wilsonville, OR is seeking a Maintenance Supervisor to lead daily maintenance operations and ensure compliance with company standards and regulations. The role emphasizes safety, quality upkeep, and respectful resident interactions.

You will manage service requests, supervise repairs, enforce safety protocols, and mentor the maintenance team while helping keep the property within budget and delivering excellent resident service.

Qualifications

• High school diploma or equivalent is required.
• At least three years of experience in the property management industry or directly related field.
• Possess general maintenance and carpentry skills.
• Valid driver’s license with clean driving record and current auto insurance.
• Ability to read, write and understand English.

Responsibilities

• Oversee day-to-day maintenance operations and ensure property upkeep.
• Track service requests and address chronic issues.
• Respond to maintenance issues promptly per policy.
• Perform repairs: electrical, plumbing, HVAC, carpentry, flooring, grounds.
• Inspect property grounds and common areas for safety and cleanliness.
• Manage emergencies and on-call rotations.
• Maintain safety and risk management compliance.
• Ensure costs stay within budget and assist with budgeting.
• Walk property weekly with leadership to discuss challenges.
• Mentor maintenance team and maintain professional appearance.
• Coordinate with suppliers and contractors to stay compliant.
