GOEBEL FIXTURE COMPANY in Windsor, CO is seeking a Community Maintenance Manager to lead daily maintenance operations for a multi-family property. You will supervise a maintenance team, manage vendor relationships, and develop preventive maintenance programs while maintaining safety and quality standards.

This full-time role requires strong leadership, the ability to work under pressure, and solid knowledge of building trades.

Qualifications

• Experience managing vendor/contractor relationships.
• Working knowledge of preventive maintenance programs.
• Strong hiring, coaching, and performance management skills.
• Pool certification preferred; educational opportunities are available for the right candidate.
• Maintenance experience in residential/multi-family properties or a similar setting a plus.
• Knowledge of tools, common appliances, and devices.
• Valid driver's license required.
• Reliable transportation with sufficient automobile insurance.
• Proficiency with Microsoft Office Suite and general office equipment.
• Proficiency in both verbal and written English communication.

Responsibilities

• On-call rotation required.
• Maintain, inspect, and ensure the accuracy and completion of all required maintenance, safety, equipment, inspection, and regulatory logs.
• Manage a team of maintenance employees, including hiring, scheduling, and performance management.
• Process work orders for repairs in occupied units.
• Perform or oversee repair tasks in vacant units to prepare them for move-in.
• Ensure property grounds and landscaping are free of debris and properly maintained.
• Source, negotiate with, and manage outside vendors and contractors.
• Implement a preventive maintenance program and support capital improvement planning.
• Maintain compliance with company safety and environmental policies, including required documentation.
• Hold daily meetings and maintain regular communication with the Community Manager.
• Support and contribute positively to the community team.
• Demonstrate strong oral and written communication skills.
• Maintain a positive, professional attitude.
• Consistently follow and apply community policies.
• Always represent the company professionally.
• Perform additional duties as assigned.
