GOEBEL FIXTURE COMPANY in Windsor, CO is seeking a Community Maintenance Manager to lead daily maintenance operations for a multi-family property. Responsibilities

  • Maintain, inspect, and ensure the accuracy and completion of all required maintenance, safety, equipment, inspection, and regulatory logs.
  • Manage a team of maintenance employees, including hiring, scheduling, and performance management.
  • Process work orders for repairs in occupied units.
  • Perform or oversee repair tasks in vacant units to prepare them for move-in.
  • Ensure property grounds and landscaping are free of debris and properly maintained.
  • Source, negotiate with, and manage outside vendors and contractors.
  • Implement a preventive maintenance program and support capital improvement planning.
  • Maintain compliance with company safety and environmental policies, including required documentation.
  • Hold daily meetings and maintain regular communication with the Community Manager.
  • Support and contribute positively to the community team.
  • Demonstrate strong oral and written communication skills.

Position Summary

The Community Maintenance Manager is responsible for maintaining the condition, functionality, and appearance of a multi-family residential community, and for leading the maintenance team's day-to-day operations. This is a management-focused role: candidates are not required to hold extensive technical certifications but should be strong leaders capable of building their team's success, vendor relationships, and driving long-term property upkeep.

Technical Knowledge

Has a working knowledge of Microsoft Office Suite and standard office equipment (computers, phones, printers, etc.).

Work Order Processing

Reviews all incoming work orders. When the scope of work is beyond the team's capabilities, coordinates a vendor and keeps tenants updated throughout the process. This role prioritizes strong management and leadership over an extensive list of technical certifications.

Leadership & Team Development

Hires, trains, schedules, and evaluates maintenance staff performance. Provides coaching and growth opportunities, and holds the team accountable to safety and quality standards.

Assists in developing and managing expenses and negotiates and manages vendor and contractor relationships and contracts.

Preventive Maintenance & Capital Planning

Develops and oversees a preventive maintenance program for building systems and helps plan and prioritize capital improvement projects.

Safety & Compliance

Maintains proper documentation for inspections, certifications, and incident reports.

Physical Requirements
  • Ability to move a stackable washer/dryer with assistance and appropriate safety gear.
  • Ability to work in indoor and outdoor locations under a variety of weather conditions including performing snow and ice removal to maintain safe access throughout the property.
  • Ability to walk the property on a regular basis, including stairs and hallways.
  • Ability to walk, stand, sit, stoop, kneel, crouch, and climb stairs for an extended period of time.
  • Ability to work on short notice based on business need.
  • Ability to safely lift and carry 50 pounds or more, operate maintenance equipment, and use required personal protective equipment (PPE) in accordance with company safety policies.
  • Ability to independently climb onto and off of equipment and trailers safely.
  • Ability to tolerate the exposure to dust, grease, noise, and other typical maintenance shop conditions.
  • Specific vision abilities required by this position include close vision for monitoring equipment controls and gauges, distance vision for navigating machinery safely, and the ability to detect visual signals, hazards, and obstacles in the work environment.
  • Must possess adequate auditory ability to monitor equipment sounds and respond to alarms.
