Job summary

Greystar is seeking an experienced Maintenance Supervisor for our Santa Maria, CA community to oversee and perform technical and mechanical work ensuring buildings, grounds, and amenities meet Greystar standards for cleanliness, safety, and functionality.

Responsibilities include managing make-ready, scheduling vendors, inspecting work, and maintaining inventory with a focus on cost control and resident satisfaction. An EPA/HVAC certification and flexibility for on-call shifts are preferred.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Provide hand tools; safe use of tools and equipment.
• Logical thinking to define and correct problems.
• Strong customer service and interpersonal communication.
• Effective written and verbal communication for internal/external contacts.
• Proficiency with internet, word processing, spreadsheets, and databases; PMS experience preferred.
• Mathematical skills for financial, administrative, and legal documents.

Responsibilities

• Assist and complete work orders from resident requests and routine community upkeep.
• Oversee and complete make-ready process for vacant units and move-ins.
• Set standards for cleanliness and appearance of grounds, exteriors, and common areas.
• Periodically inspect work by team members and contractors for quality.
• Maintain inventory of spare parts and order supplies within budget.
• Complete monthly preventative maintenance per policy and procedures.
• Assist in budget development for repair, maintenance, and capital projects.
• Support cost-control and proper tool use; ensure safety compliance.
• Lead safety meetings and ensure OSHA compliance and MSDS availability.
