Job summary

Omninet Capital LLC is seeking a Maintenance Supervisor to oversee daily maintenance operations and ensure compliance with company policies and regulations at our Knoxville-area properties. The role includes maintaining records, coordinating with subcontractors, and supporting budget adherence.

You will diagnose issues across electrical, plumbing, HVAC, and related systems, keep grounds tidy, and ensure vacant units are rent-ready in a timely fashion, while upholding safety standards.

Responsibilities

• Diagnose and perform routine maintenance daily, including electrical, plumbing, HVAC and appliances.
• Ensure vacant apartments are restored to “rent ready” status promptly.
• Maintain maintenance shop with safe, clean operations and adequate inventory.
• Coordinate and oversee work by sub-contractors and manage budget-related decisions.
• Adhere to EPA/OSHA standards and safety policies.
