Job summary

Greystar is seeking a Property Maintenance Technician to oversee and perform technical and mechanical work across the community. You will ensure cleanliness, safety, and overall functionality of interiors, exteriors, and common areas.

The role includes completing work orders, managing make-ready processes, and coordinating with vendors. A strong focus on customer service and safety is essential to uphold Greystar standards.

Qualifications

• High school diploma or equivalent.
• Experience in property management maintenance or related trade.
• Own hand tools and safe hand tool operation knowledge.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills.
• Ability to read, write, and communicate effectively to support management.
• Proficiency in internet, word processing, spreadsheet, and database management; PM system experience preferred.
• Mathematical skills for financial, administrative, and legal documents.

Responsibilities

• Respond to work orders and diagnose defects to perform repairs.
• Manage the make-ready process for vacant units and schedule vendors.
• Set standards for grounds, exteriors, and common areas to reflect Greystar quality.
• Inspect work by service teams and implement corrective actions.
• Oversee contractors to ensure quality and compliance with standards.
• Maintain inventory and coordinate with Community Manager on supplies.
• Perform monthly preventive maintenance procedures.
• Assist Community Manager in budgeting for repairs and capital projects.
• Support cost-control by repairing rather than replacing when possible.
• Lead safety meetings and ensure OSHA compliance.
