Job summary

One Nest Property Management in Lincoln, CA is seeking a Field Inspection and Maintenance Coordinator to oversee on-site inspections, vendor coordination, and maintenance workflow. You’ll keep homes turn-ready, communicate findings to owners, and ensure timely updates on costs and timelines.

This role emphasizes coordination, reporting, and professional owner-facing communication; hands-on repairs are not required, and a valid driver’s license is needed to travel between properties.

Qualifications

• Experience in property inspections, maintenance coordination, or a related field.
• Comfortable inspecting at properties in Lincoln, CA and surrounding areas.
• Strong organizational and vendor management skills.
• Excellent written and verbal communication with property owners.
• Valid driver's license and dependable vehicle.

Responsibilities

• Conduct move-in, move-out, and maintenance inspections in person.
• Schedule annual inspections with the Property Manager.
• Upload inspection reports and photos to shared drive.
• Create maintenance work orders based on inspection findings.
• Monitor and triage incoming work orders by urgency.
• Ensure vendors respond, schedule, and close out work orders on time.
• Provide owner-facing updates on repair costs, timelines, and vendor progress.
• Participate in on-call rotation and handle emergency maintenance with support.
