Qualifications

• High School Diploma or GED is required.
• 6 months in maintenance in apartment or mh industry preferred.
• 6 months snow removal experience preferred (plow truck if applicable).
• Broad maintenance techniques and repair knowledge preferred.
• Able to endure outdoor work and temperature fluctuations.
• Must have a valid driver's license and lift at least 50 lbs.
• Independent work and teamwork abilities; basic computer use (email/internet).
• Proficient with hand tools, power equipment, and commercial machinery.

Responsibilities

• Ensure daily trash/debris pickup in common areas and streets.
• Complete minor repairs to rental homes and facilities.
• Inspect irrigation and water systems; repair as needed.
• Maintain vacant sites and remove trash and debris.
• Remove snow from community areas; may operate plow truck.
• Keep lawns manicured; apply weed control and mulch; trim hedges.
• Ensure streets and access routes are hazard-free.
• Perform water testing and maintenance on well/sewer systems if applicable.
• Report maintenance issues to the manager.
• Complete pre/post-occupancy condition checklists.
• Ensure Sun's curb appeal and cleanliness; maintain clubhouses and facilities.
• Assist manager with supervising service contractors.
• Inspect playgrounds, pools, and recreation areas; perform minor repairs.
• Assist with move-in/move-out spotting; maintain community vehicles.
• Follow safety procedures; operate vehicles and move supplies.
• Other duties and special projects as assigned.
