Job summary

RPM Living is seeking a Groundskeeper to maintain the grounds, exteriors, and leasing office and parking areas of multifamily properties. Responsibilities include trash removal, breezeway cleaning, basic landscaping, make-ready prep, and preventive maintenance to keep the property in top condition.

Applicants should have a high school diploma or GED (preferred) and 1–3 months related experience. Basic Microsoft Office skills are expected.

Qualifications

• High school diploma or GED preferred.
• 1–3 months related experience or training, or equivalent combination.
• Basic Microsoft Office Suite.

Responsibilities

• Complete grounds work as directed by Maintenance/Community Manager (trash, power washing, etc.).
• Clean breezeways by removing cobwebs, cleaning lights, mopping floors, power washing, and wiping doors/handrails.
• Perform basic landscaping including trimming, watering, and irrigation monitoring.
• Prepare make-ready units by removing trash from vacant apartments.
• Conduct preventive maintenance to uphold property quality.
• Document maintenance activities and update residents, team, and supervisors.
• Report supply needs and maintain shop organization.
• Collaborate with maintenance team, other departments, and external contractors.
• Assess property safety and cleanliness to meet regulatory standards.
• Maintain grounds cleanliness and perform painting as needed.
