Job summary

RPM Living seeks a Groundskeeper to maintain multifamily properties, including grounds, exteriors, and leasing office areas. You will perform routine maintenance, assist in make-ready units, and collaborate with the maintenance team to ensure safety and cleanliness across the property.

This on-site role requires physical activity, climbing, lifting up to 50 pounds, and the ability to work odd hours or weekends as needed. Benefits and competitive pay are offered by RPM Living.

Qualifications

• High school diploma or GED preferred.
• 1–3 months related experience and/or training; or equivalent combination of education and experience.
• Basic Microsoft Office Suite.

Responsibilities

• Perform grounds work per Maintenance Manager/Community Manager directives (trash pickup, dumpster areas, sidewalks, power washing).
• Thoroughly clean breezeways, remove cobwebs, wipe doors and handrails, mop floors, power wash.
• Perform basic landscaping: trimming, pruning, watering, irrigation checks, removing dead branches.
• Assist in make-ready units (trash removal from vacant apartments).
• Conduct preventive maintenance to uphold property quality and safety.
• Document maintenance activities and communicate status to residents and team members.
• Report supply needs and maintain shop organization.
• Collaborate with maintenance team and contractors to ensure smooth property operations.
• Assess safety and cleanliness standards and ensure regulatory compliance.
• Maintain property cleanliness including grounds, notices, and interior/exterior painting.
