Job summary

RPM Living is seeking a Maintenance Technician to handle general property maintenance, cleaning of interior/exterior common areas, basic landscaping, and make-ready tasks. Responsibilities include trash removal, power washing, pool care, and on-call support to address maintenance issues.

Requirements include a high school diploma or GED (HVAC/CPO preferred) and 1+ year in maintenance or related fields. The role is on-site with a flexible schedule, including some nights and weekends, and provides

Qualifications

• High school diploma or GED preferred.
• HVAC/CPO certified preferred.
• At least 1 year of maintenance or related experience preferred.
• General knowledge in skilled trades including construction/installation, repair, drywall, basic carpentry, and make-ready.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.

Responsibilities

• Perform regular custodial duties around the property and maintain the common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
• Complete grounds work as directed by Maintenance Manager and/or Community Manager including trash removal, power washing, and debris cleanup.
• Thoroughly clean breezeways, wipe doors and handrails, and power wash surfaces.
• Execute basic landscaping: trimming, watering, irrigation monitoring, cleanup of dead branches/leaves.
• Assist in make-ready units, including removing trash from vacant apartments prior to make-ready.
• Operate equipment such as power washer, floor scrubbers, and carpet cleaners.
• Assist in pool maintenance and basic pool care.
• Ensure prompt response to on-call and after-hours maintenance, update work orders, and set completion expectations.
• Perform repairs to maintain aesthetics and structural integrity, and ensure compliance with safety/environmental policies.
