Job summary

RPM Living is seeking a Community Manager to oversee operations at a Tampa apartment community. You will lead property staff, drive leasing and occupancy, manage budgets, and ensure exceptional resident service on-site.

Responsibilities include interviewing and onboarding staff, coordinating training, monitoring performance, handling resident inquiries, and partnering with maintenance and marketing to meet occupancy and revenue goals.

Qualifications

• Bachelor's degree or equivalent experience.
• 3+ years of multi-family property management experience.
• Strong leadership and management skills.
• Team player, professional, and effective communication skills.
• Proficient in Microsoft Office Suite and property management software.

Responsibilities

• Lead property staff, conduct candidate interviews, oversee onboarding, training, timesheet approval, and quarterly/annual reviews.
• Drive team to achieve performance indicators, provide feedback to underperforming staff, and manage disciplinary actions with HR.
• Conduct ongoing training with office staff on leasing paperwork, safety, and daily operations.
• Motivate associates through recognition, training, and team-building to boost morale and productivity.
• Assist in budget preparation and ensure adherence to budgets.
• Complete month-end and year-end financial reporting and provide budget variance reporting within ±10% per line item.
• Promote resident satisfaction and retention by responding to complaints and requests and resolving service issues.
• Collaborate with maintenance to ensure timely responses to resident service requests.
• Provide excellent customer service while maintaining high standards for resident service.
• Analyze market/economic trends and partner with marketing to implement leasing strategies to meet occupancy/revenue goals.
• Follow eviction procedures, including notice requirements, court representation, and proceedings as needed.
• Manage client/owner relationships by meetings, tours, updates, and responding to requests.
