Job summary

Greystar is seeking a Property Manager for a Garden-style community in Georgia. You will manage day-to-day operations, lead a property team, set rents, collect payments, monitor budgets, and oversee leasing and compliance to achieve occupancy and revenue goals.

The role requires 4–6 years of property management experience, strong leadership, and excellent communication. Benefits include robust health coverage, time off, and onsite housing discounts.

Qualifications

• Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field.
• 4-6 years minimum of relevant experience that demonstrates the application of property management, sales, marketing, and customer service background sufficient to manage the day-to-day operation of an apartment community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate the work of a team
• Ability to manage multiple priorities in a fast-paced environment.
• Excellent communication, conflict resolution, and customer service skills.
• Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative member of a team.

Responsibilities

• Manage day-to-day operations of the property and lead the site team.
• Set rent rates, collect payments, and review monthly financial status reports.
• Approve vendor invoices and maintain certificates of insurance.
• Control expenses within the approved budget and oversee petty cash.
• Oversee lease enforcement, screenings, renewals, notices, evictions, and late fees.
• Analyze market trends and implement marketing and leasing strategies to hit occupancy and revenue goals.
• Respond to resident questions and service requests to maintain satisfaction; supervise maintenance staff.
• Conduct regular property inspections ensuring safety, cleanliness and appearance.
• Supervise staff hiring, training, and performance in line with policies.
• Engage with owners by providing updates and property performance information.
• Complete accounting, financial, administrative reports and other duties as assigned.
