Job summary

Upgrade Resources is seeking a Project Manager / Senior Project Manager (Mechanical) to lead mechanical construction projects across multiple Texas markets. You will own scope, budget, schedule, quality and safety, collaborating with the superintendent and client teams for successful delivery on projects up to $10 million.

The role requires strong PM skills, 3+ years in mechanical construction, OSHA-30, and the ability to develop client relationships while pursuing new business opportunities.

Responsibilities

• Evaluate scope; plan staff positions via departmental heads and superintendents.
• Negotiate, prepare, and issue subcontracts; manage subcontractor performance.
• Maintain master schedule and variance reports to control schedule and budget.
• Manage costs, billings, collections and change orders; pursue additional work.
• Develop client relationships and identify new business opportunities.
• Ensure contract document controls during closeout and as-built delivery.
• Ensure compliance with safety programs and codes; mentor junior PMs/engineers.

Role Overview

The Project Manager provides overall management direction on mechanical construction projects, with full accountability for scope, budget, schedule, quality, and safety. Depending on level and market, assignments range from smaller projects or a defined portion of a larger complex project, up to full projects valued at $10 million. The role leads each assigned project in partnership with the designated project superintendent, serves as the primary point of contact for clients, general contractors, and field leadership, and develops new business opportunities relative to a particular client, group of clients, industry, or geographic area.

Openings exist across multiple Texas markets. Market preference is discussed during the interview process.

This role may be filled at varying levels, including Project Manager and Senior Project Manager, based on the candidate's skills, experience, and overall qualifications. Final title, level, and compensation will be determined through the interview and assessment process and will be aligned with internal equity and external market benchmarks.

Core Responsibilities

• Provide overall management direction on one or more mechanical construction projects, ranging from a defined portion of a larger complex project up to full projects valued at $10 million, with accountability for scope, budget, schedule, quality, and safety
• Lead each assigned project in partnership with the designated project superintendent, and control project development through administrative direction of the superintendent
• Evaluate the contractual scope of work, and plan, organize, and staff key project positions through regional department heads and general superintendents
• Serve as the primary point of contact for the client, general contractor, and architect and engineer team, and attend job progress meetings
• Negotiate, prepare, and issue subcontracts, and manage subcontractor and vendor performance
• Prepare, issue, and update the master project schedule and variance reports to hold schedule and budget
• Manage all financial aspects of contracts, including costs, billings, collections, and change orders, and actively pursue additional work through change orders
• Manage risk; investigate potentially serious situations and implement corrective measures before they reach the schedule
• Develop new business opportunities relative to a particular client, group of clients, industry, or geographic area
• Ensure project document controls comply with contract requirements through closeout and as-built delivery
• Supervise and mentor assistant project managers and project engineers
• Ensure compliance with safety programs, contract terms, and applicable codes and standards

Required Background

• 4-year mechanical engineering or construction science degree, or commensurate levels of technical training and related experience
• Minimum of3 years of mechanical construction project management experience, including commercial, industrial, healthcare, higher education, pharmaceutical, semiconductor, or data center projects
• OSHA-30 certification, or the ability to obtain it within six months from date of hire
• Working knowledge of mechanical, HVAC, and piping systems, construction methods, procurement practices, and applicable codes and standards
• Project management skills across documentation, cost control, procurement, scheduling, change order pricing, and negotiating
• Demonstrated ability to develop client and design-team relationships and new business opportunities
• This role is available to candidates located near our active Texas locations and sites, including Carrollton, Fort Worth, Haltom City, Austin, Pflugerville, Waco, Temple, Houston, Amarillo, Abilene, and Childress
• Authorization to work in the United States; sponsorship is not available for this position
• Experience managing mechanical projects valued at $10 million or more (Preferred)
• Experience supervising or mentoring other project managers or assistant project managers(Preferred)
• Experience with design-build or design-assist mechanical delivery(Preferred)
• Hyperscale data center, hospital, life sciences, higher education, or semiconductor project experience(Preferred)
• PMP or relevant professional certification(Preferred)
• Bilingual English and Spanish(Preferred)
