Job summary

NW Recruiting Partners is seeking a Project Manager to join its Seattle Special Projects Group, driving tenant improvement and specialty projects from pursuit to closeout. You will coordinate with clients, design partners, and field teams while developing budgets, estimates and competitive bids.

The role demands strong client relationships, problem solving, and full ownership of multiple projects in a fast-paced environment. Seattle-based, with a client-focused culture and ESOP-style ownership.

Qualifications

  • At least three years of experience managing commercial construction or tenant improvement projects.
  • Bachelor’s degree in Construction Management or a related field, or equivalent professional experience.
  • Experience managing multiple projects and priorities simultaneously.
  • Strong client-facing communication and relationship-building skills.
  • Proficiency with Microsoft Office, estimating and scheduling software, Bluebeam and on-screen takeoff tools.

Responsibilities

  • Manage multiple tenant improvement and special projects from initial pursuit through final closeout.
  • Serve as the primary point of contact for clients, design partners, subcontractors and internal teams.
  • Develop conceptual budgets, estimates and competitive bids for assigned projects.
  • Lead preconstruction planning, value engineering, procurement and logistics.
  • Create and manage project schedules, budgets, forecasts and overall financial performance.
  • Coordinate closely with superintendents and field teams to maintain safety, quality and schedule.
  • Interpret plans and specifications to ensure alignment with project requirements.
  • Manage RFIs, submittals, change orders and owner communications.
  • Oversee permitting, inspections, utility coordination and owner-provided scopes.
  • Review subcontractor proposals and pay applications and support monthly client billings.
  • Identify potential risks and cost-saving opportunities while maintaining quality standards.
  • Build strong relationships that lead to repeat business and future project opportunities.
  • Guide and mentor project engineers and other members of the project team.
  • Provide accurate, timely project updates to clients and company leadership.

Project Manager - Special Projects Group

Seattle, WA

Our client is an established, employee-owned general contractor with offices in Seattle and California. As the company continues to grow its West Coast presence, it is looking for a Project Manager to join its Seattle Special Projects Group.

This is an opportunity for a construction professional who enjoys the variety, pace and ownership that come with managing tenant improvement projects. You’ll oversee a diverse portfolio of office, life sciences and industrial projects, typically ranging from $5 million to $10 million.

You’ll be involved from the earliest client conversations through final closeout-helping pursue the work, develop estimates, lead preconstruction and manage construction. This role is ideal for someone who enjoys building client relationships, solving problems and taking full ownership of multiple projects.

Compensation: $125,000-$160,000 plus bonus, depending on experience
