Job Title: Project Manager – Ground-Up Commercial Construction

Location: Seattle

Compensation: $125,000 – $150,000 Base Salary + Bonus + Benefits

Our client is seeking an experienced and highly motivated Project Manager to lead ground-up commercial construction projects throughout the Seattle area. This role is responsible for managing all phases of construction projects from preconstruction through closeout, ensuring projects are delivered safely, on schedule, within budget, and to the highest quality standards.

The ideal candidate will have a strong background in commercial construction, excellent leadership skills, and a proven track record of successfully managing complex ground-up projects.

Key Responsibilities
  • Lead multiple ground-up commercial construction projects from project award through completion.
  • Develop and maintain project schedules, budgets, and resource plans.
  • Coordinate with owners, architects, engineers, consultants, subcontractors, and field teams.
  • Monitor project progress and proactively identify and resolve issues that may impact schedule, budget, or quality.
  • Ensure compliance with contract documents, project specifications, and company standards.
  • Prepare and manage project budgets, forecasts, and cost reports.
  • Review subcontractor and vendor proposals and participate in procurement activities.
  • Manage project buyout, change orders, and contingency tracking.
  • Review and approve subcontractor invoices and owner billings.
  • Maintain project profitability and financial performance.
Team Coordination
  • Partner closely with Superintendents to ensure effective field execution.
  • Lead project meetings and maintain clear communication among all stakeholders.
  • Mentor Project Engineers and support their professional development.
  • Foster a collaborative and positive project culture.
Risk, Safety & Quality
  • Promote and support a strong safety culture across all projects.
  • Ensure compliance with OSHA requirements and company safety policies.
  • Manage project documentation, permitting, inspections, and closeout activities.
  • Maintain high standards for quality control and client satisfaction.
Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field (or equivalent experience).
  • 5+ years of project management experience in commercial construction.
  • Demonstrated experience managing ground-up commercial projects valued at $10M+.
  • Strong knowledge of construction methods, scheduling, budgeting, and contract administration.
  • Experience with project management software and scheduling tools.
  • Excellent organizational, communication, and leadership skills.
  • Ability to manage multiple priorities in a fast-paced environment.
Preferred
  • Experience with office, mixed-use, healthcare, industrial, retail, hospitality, or institutional projects.
  • Familiarity with Lean Construction principles.
  • Proficiency in construction management platforms such as Procore, Bluebeam, Primavera P6, or Microsoft Project.
  • OSHA 30 certification.
  • Base Salary: $125,000 – $150,000 annually (commensurate with experience)
