Our client is seeking a Senior Construction Project Manager to join their Seattle team and support a confidential, high-growth organization on a long-term, high-visibility engagement.
This is an exciting opportunity for an experienced construction professional who wants to operate on the owner’s side of the table, serving as a trusted advisor and advocate throughout the entire project lifecycle.
You will act as an extension of the client’s internal team, providing independent oversight across complex commercial construction projects. You’ll work directly with executives and lead architects, engineers, general contractors, and specialty contractors to ensure projects are delivered according to the client’s goals, budget, schedule, and expectations.
This is not a GC or developer role. The ideal candidate is someone who understands how to lead from the owner’s perspective and is comfortable holding outside partners accountable while protecting the client’s interests.
What You’ll Do
- Lead full-lifecycle owner’s representative / third-party project management for multiple concurrent commercial construction projects
- Oversee complex, mission-critical projects from programming and design through construction, completion, and closeout
- Serve as the primary day-to-day project leader and trusted advisor to client stakeholders and executive leadership
- Develop and manage project budgets, schedules, milestones, and overall project strategy
- Assemble, procure, and lead project teams including architects, engineers, GCs, and specialty contractors
- Manage and mentor up to two internal PMs or Project Engineers
- Review and negotiate change orders, oversee invoicing, manage TI allowance reimbursements, and drive project closeout
- Review lease and Work Letter provisions related to construction in coordination with internal real estate advisors
- Identify risks, resolve issues, and proactively communicate project status, challenges, and recommendations
- Collaborate with internal teams and client stakeholders as project requirements evolve
- Ensure all project decisions remain aligned with the client’s objectives, budget, timeline, and long-term interests
What We’re Looking For
- 7–10 years of construction project management experience
- Experience in an owner’s representative, third-party PM, or client-side PM capacity is strongly preferred
- Candidates from GC or subcontractor backgrounds are encouraged to apply, provided they can demonstrate a strong understanding of owner-side project management and advocacy
- Design-Build experience strongly preferred
- Proven ability to manage and hold external vendors, contractors, and design teams accountable
- Experience leading and mentoring junior project management staff
- Strong understanding of commercial construction, project budgets, schedules, contracts, and project delivery
- Highly proficient with Bluebeam, Microsoft Excel, Microsoft Word, and Microsoft Project
- Excellent written and verbal communication skills, with the confidence to present to and advise C-suite executives
- Highly organized, self-directed, deadline-driven, and comfortable managing multiple priorities in a fast-paced environment
- Strong judgment, attention to detail, and ability to anticipate and solve problems before they become issues
- Bachelor’s degree required, preferably in Construction Management, Engineering, Architecture, or a related field
- Local to Seattle, WA or the surrounding metro area
