Job summary

Hamilton Zanze Real Estate Investments in San Francisco seeks an Associate-level Project Manager to oversee capital improvements across its multifamily portfolio. You will manage scope, budgets, schedules, and quality while coordinating with lenders, ownership, and third-party consultants.

Responsibilities include due diligence support, bid management, site visits, and reporting to stakeholders to protect and enhance asset value. Some travel will be required.

Qualifications

  • Bachelor’s degree from an accredited university is required.
  • Experience in design, construction, project management, or related field.
  • PMP certification is a plus; proficiency with MS Office and PM tools is expected.

  • Coordinate with property and asset management to minimize operational disruption.
  • Support due diligence for property acquisitions and budget validation.
  • Engage third-party consultants, designers, contractors, architects, and engineers as needed.
  • Ensure compliance with codes, permitting, and lender/investor reporting obligations.
  • Prepare project status reports for stakeholders.
  • Identify risks, budget variances, and schedule delays; propose mitigations.

Position Summary

The Project Manager is an Associate-level role on Hamilton Zanze's Project and Risk Management team, based in San Francisco. Reporting to the Senior Director (Project & Risk Management), this role is responsible for managing capital improvement and renovation projects across the firm's multifamily portfolio. By delivering projects on time, on budget, and to a high standard, the Project Manager directly protects and enhances asset value across the portfolio.

Key Responsibilities
  • Manage capital improvement, renovation, and repositioning projects across assigned multifamily properties, from scope definition and budgeting through construction and close-out.
  • Develop and track project budgets, schedules, and draw requests in coordination with ownership, lenders, and third-party consultants.
  • Solicit bids, evaluate proposals, and manage contractor and vendor relationships, including contract negotiation and change order review.
  • Conduct site visits, as needed, to monitor construction progress, quality, and safety, and resolve field issues as they arise.
  • Coordinate with property management and asset management teams to ensure minimal disruption to operations.
  • Support due diligence for property acquisitions, including physical condition assessments, capital needs analysis, and budget validation.
  • Engage and manage third party consultants, interior designers, contractors, architects, engineers, etc., as needed.
  • Ensure projects comply with building codes, permitting requirements, and lender/investor reporting obligations.
  • Prepare project status reports and updates for all key stakeholders (internal and/or external, etc.).
  • Identify and elevate project risks, budget variances, and schedule delays, recommending mitigation strategies.

Requirements
  • Minimum 2 years of experience in design, construction, project management, or a related field
  • Proficient in all Microsoft Office including Word, PowerPoint, Excel, and construction project management tools
  • Excellent written and verbal communication skills, with a professional presence and the ability to engage effectively with internal teams, contractors, designers, and government officials
  • Strong analytical, critical-thinking, and problem-solving skills
  • Well organized and detail-oriented, with proven ability to manage multiple priorities and meet deadlines with a high degree of accuracy
  • Self-motivated, diligent, and reliable, with strong relationship-management and cross-functional collaboration skills
  • Ability to travel as projects require (+/- 20%)
  • PMP certification is a plus
Education and/or Training
  • Bachelor’s degree from an accredited university
  • Degree in architecture, engineering or construction management preferred but not required with applicable work experience

Compensation: The expected salary range for this position is $110,000 - $130,000, depending on experience, qualifications, and market factors.
