Job summary

Hamilton Zanze Real Estate Investments in San Francisco seeks an Associate-level Project Manager to oversee capital improvements across its multifamily portfolio. You will manage scope, budgets, schedules, and quality while coordinating with lenders, ownership, and third-party consultants.

Responsibilities include due diligence support, bid management, site visits, and reporting to stakeholders to protect and enhance asset value. Some travel will be required.

Qualifications

• Bachelor’s degree from an accredited university is required.
• Experience in design, construction, project management, or related field.
• PMP certification is a plus; proficiency with MS Office and PM tools is expected.

Responsibilities

• Manage capital improvement, renovation, and repositioning projects across multifamily properties.
• Develop and track project budgets, schedules, and draw requests with ownership and lenders.
• Solicit bids, evaluate proposals, and manage contractor/vendor relationships.
• Conduct site visits to monitor progress, quality, and safety; resolve issues.
• Coordinate with property and asset management to minimize operational disruption.
• Support due diligence for property acquisitions and budget validation.
• Engage third-party consultants, designers, contractors, architects, and engineers as needed.
• Ensure compliance with codes, permitting, and lender/investor reporting obligations.
• Prepare project status reports for stakeholders.
• Identify risks, budget variances, and schedule delays; propose mitigations.
