AppleOne Employment Services in Aliso Viejo, CA seeks an experienced Loan Servicing & Default Specialist to manage complex real estate loans from routine servicing through default resolution, foreclosure, bankruptcy, REO management, and final disposition.

The ideal candidate understands California private money or commercial real estate lending and can protect investor interests while coordinating with trustees, attorneys, and other stakeholders.

Qualifications

• Experience managing complex loan servicing, default, and REO processes.
• Ability to coordinate with trustees, attorneys, and lenders throughout litigation and disposition.
• Strong communication to keep investors informed and stakeholders engaged.
• Solid organizational skills to track deadlines, financial details, and legal requirements.

Responsibilities

• Oversee day-to-day loan servicing activities including payments, payoffs, reconveyances, and investor communications.
• Monitor delinquencies, liens, taxes, and insurance to identify and address issues early.
• Negotiate workouts, loan modifications, and forbearance agreements with borrowers.
• Manage Notice of Default and foreclosure processes from start to finish with trustees and counsel.
• Coordinate bankruptcy, eviction, possession, and REO matters with attorneys and trustees.
• Ensure proper distributions and final loan or property disposition with investors.
