You will own high-value deals, mentor juniors, and help improve underwriting and closing processes in a fast-paced lending environment with strong leadership support.

Qualifications

• 5–7+ years in private money, hard money, bridge, or business-purpose lending.
• Experience underwriting and closing real estate loans of $2.5M+.
• Strong borrower/guarantor analysis, collateral review, and LTV/DSCR knowledge.
• Proficient with LLCs, LPs, trusts and complex ownership structures.
• Excellent communication, organization and independent work habits.

Job Summary

We are seeking a Private Underwriter & Closer Lead for a direct hire opportunity in Aliso Viejo, CA. This senior-level role is ideal for an experienced private lending professional who can independently underwrite, structure, process, and close complex business-purpose and investment-purpose real estate loans.

This opportunity offers meaningful ownership over high-value transactions, a fast-paced lending environment, and the ability to directly protect investor capital while supporting successful loan execution. The ideal candidate will thrive in a collaborative, performance-driven setting with supportive leadership, strong internal communication, and opportunities to mentor junior team members while helping improve underwriting and closing processes.

Key Responsibilities

• Underwrite borrowers, guarantors, collateral, liquidity, sources and uses, repayment ability, exit strategies, LTV, LTC, DSCR, and overall credit risk.
• Conduct borrower and guarantor interviews and help structure loan amounts, pricing, terms, reserves, and risk protections.
• Manage the full closing process, including commitments, borrower packages, appraisals, title, escrow, insurance, legal documentation, and funding conditions.
• Review title, appraisals, loan documents, entity structures, and ownership structures to identify risks and elevate issues as needed.
• Maintain an accurate pipeline and CRM while providing daily status updates to brokers, borrowers, vendors, and internal teams.
• Ensure transactions meet applicable business-purpose lending and California compliance requirements.

Compensation and Benefits

• Salary range: $125,000 to $140,000 per year.
• Job type: Direct hire.
• Location: Aliso Viejo, CA.

Required Qualifications and Skills

• Manage approximately $150M in annual closed loan volume, with typical loan sizes ranging from $1.5M to $5M.
• Provide qualified transactions with an initial response or term sheet within approximately one business hour.
• Launch qualified transactions within one business day and support closings in approximately 10 business days, subject to borrower and third-party cooperation.
• Independently underwrite, structure, process, and close complex private lending and business-purpose mortgage transactions.
• 5 to 7+ years of experience in private money, hard money, bridge, commercial, or business-purpose mortgage lending.
• Proven experience underwriting and closing real estate loans of $2.5M or more.
• Strong knowledge of borrower and guarantor analysis, collateral review, liquidity analysis, LTV, title, exit strategies, and income-property analysis.
• Experience with LLCs, LPs, trusts, syndications, and other complex ownership structures.
• Strong understanding of loan documentation, title, escrow, appraisals, insurance, and closing procedures.
• Proficiency with CRM and pipeline systems, Microsoft Excel, Microsoft Word, PDF tools, and mortgage-industry software.
• Excellent communication, organization, problem-solving, and decision-making skills.
• Ability to work decisively and independently while managing multimillion-dollar transactions with a high level of accuracy and professionalism.

Preferred Qualifications

• Bachelor’s degree in Finance, Real Estate, Accounting, Business, or a related field.
• Experience mentoring junior team members or improving underwriting and closing procedures.
• Background supporting fast-cycle private lending transactions in a high-volume production environment.
