Job summary

Roundhouse is seeking a Preconstruction Manager to lead estimating, bid leveling, and procurement for multifamily projects in the Boise area. You will own the numbers from conceptual budgets through GMP and help set every project up to be built on budget from day one.

You'll build supplier relationships, drive cost savings, and collaborate with project teams to ensure clear scopes and successful buyout. Strong analytical skills and Boise market knowledge are valued.

Qualifications

• High school diploma or GED required.
• 5+ years estimating, preconstruction, or procurement in multifamily or similar construction.
• Detail-oriented with proven quantity takeoffs from plans/specs.
• Strong knowledge of construction means, methods, materials, codes and subscope.
• Proven ability to level bids, negotiate pricing and manage supplier/subcontractor relations.
• Proficiency with estimating/takeoff tools (Bluebeam, On-Screen Takeoff, Procore, Excel).
• Boise-area market knowledge is a plus.

Responsibilities

• Prepare detailed estimates at all design stages from conceptual budgets through GMP.
• Perform quantity takeoffs from drawings/specifications for estimates, bid packages, and procurement.
• Document clarifications, assumptions, exclusions, and risks behind estimates.
• Maintain historical cost data and unit pricing to improve accuracy over time.
• Solicit and level subcontractor/supplier bids for apples-to-apples comparisons.
• Lead procurement of subcontracts and major materials per budgets and schedules.
• Foster supplier relationships and identify cost-saving avenues.
